How much do you appreciate and value historic houses?

Suppose you could contribute to the creation of a new business model for historic preservation that would help save some of the most beautiful structures from our past that are being lost to demolition and neglect, and then use the model yourself to save your own historic houses. 

Imagine if all those 18th century mansions rotting in rural areas, and those vandalized Victorian townhouses in the urban city centers that are slated for demolition were suddenly being restored and reused by people who appreciate them.

Sounds too good to be true?

Well, it isn't if you have the right historic preservation business model that makes it financially practical to restore and maintain them from the start, and well into the future.

Think about it.  A successful business model is one of the most powerful tools you can have in historic preservation. A model that is so well developed that it can be applied over and over again in different situations, but with similar results. Simply put a historic preservation business model will help get those historic houses restored back to their original beauty.

But creating that model is the hard part.......

It could take you years and cost a small fortune to figure out just the right combinations that make some preservation models work - while others fall flat on their faces.

But instead of trying to come up with the right historic preservation model on your own, you can now collaborate on this website with other prominent individuals to develop a historic preservation business model called: 

Save the Historic Houses Residence Club 

Finally! Every historic house can finally have a practical way that can be applied to save it. Through this for-profit business model houses will be purchased, restored, and then become a historic house residence club. 

A residence club is based on a group of members who share a property as a vacation home, and pay a one time deposit and a yearly fee for that use.  As a shared property the costs are brought down for everyone, but since only one member stays in the property at a time it is similar to your own personal residence.  Members get to use the property for a defined number of weeks a year.  They will be able to support historic preservation and actually get to enjoy the houses themselves.  This website is here for us to develop this business model. 

I know you may be skeptical, but think about this - if we keep doing the same things over and over again - we'll only succeed in getting the same results.

Business Model Components 

What do you think of these powerful components of the save the historic residence club business model that I have developed so far?    

• Members vacation in authentic, gorgeous historic homes, but don't need to spend their free time maintaining them and paying the enormous costs of ownership.  The headaches associated with high maintenance historic houses are eliminated because the club management takes care of all the details.
• A one time membership deposit secures the property, and the deposit is 100% refundable if members want to resign from the club.  New members will take their place.  
• The club model brings dream houses within the reach of many more people, because it combines the purchasing power of all club members - which is much less than owning a property individually.
• Property taxes, insurance, and maintenance would easily exceed just the club annual dues, which doesn't even take into account the value of the time spent doing upkeep on a property.
• This will be a free "tool" in the "toolkit" of the historic preservation field that anyone will be able to utilize.   
• Once the club is up and running the property is given a future use and income source to keep them preserved and maintained indefinitely. 

Okay, so what's going to be charged to use this model once finalized?

Well, realize that this historic preservation model could easily cost thousands of dollars to create. In fact, if you asked top experts, like a law or preservation consulting firm, to produce a business model for you, you'd be charged in the neighborhood of $10,000 to $15,000, just for the creation of the basic club documents and not including the market research and actual club development. 

But I'm not going to charge anywhere near that amount for this project template. In fact, when the project is finished I will help anyone create a similar project so they can save their own historic houses - for free.

  

So what's the catch? Why am I giving this resource away for free?

Well, it's simple. I am passionate about preserving historic properties and I want to see other people employ the methods I am using to save their own structures. From one small idea, many great things can evolve and I want to see historic properties re-used and cared for, not neglected and demolished.  I plan to use the template for my own club development in Annapolis, and want other people to use it to develop their own clubs too. 

How to become involved.

Look at it this way - joining our social network, contributing money, forwarding on this website to your social networks, or taking the time help create business documents is a really easy way to make a difference in the field of historic preservation.  If everyone contributes a small amount that will add up to a huge effort, notably a completed business model that anyone will be able to use.  

Get ready to save historic houses from demolition and neglect, with a business model that will be accessible to anyone who wants to be a historic preservationist.  The format template will work for historic structures worldwide.  After you see all the beautiful before and after pictures of houses posted on this site that have been saved, you can tell your friends and family that you contributed to this new concept for historic preservation and look at its success!  Better yet, if my club is successful in opening in Annapolis bring them and show them firsthand what you contributed to!  Then go out and use the templates and information developed to create your own residence club to save the historic structures that you are passionate about!
